I heard this song today for the first time in a long time, and it struck me how much fun the songwriter had with the premise. It's purposely never made clear if the neighbor boy really exists or not. The majority of the evidence ("Lovers' appear in your room each night", "Toward the radio he's bound") points to him being made up by the crazy girl. However, the chorus hits you with "Living in a world of make believe ... well, maybe," which leaves the door open to him being real. And that ambiguity was the songwriter's intent.
