Although it makes many references to LOTR, I don't think it's necessarily about it. There are "There's a feeling I get when I look to the west / And my spirit is crying for leaving", "rings of smoke", "all that glitters is gold", but I think those are just references.
My opinion is that it's a commentary on what we try to do to secure everlasting peace for ourselves, and how we try to use methods that work in our world to get what we want but not in the afterlife. How she's trying to just buy her way in, trying to just get the easy way, and then no matter what happens, she'll get what she wants because, because she _deserves_ it. And there are things all around her telling her that that's wrong, but she refuses to believe them, staying in constant denial. Then, "In a tree by the brook, there's a songbird who sings, / Sometimes all of our thoughts are misgiven" meaning that we all experience some kind of rotten luck, we all stray from the path at some point, but, as stated later, that doesn't have to decide our destiny. The next verse is a LOTR reference, but it's also just the person who feels old and worn down, knowing that their days are ending. The next verse uses the pied piper as a metaphor for greed and desire, that if we just let ourselves be corrupted by these things, we'll just keep building it up and not even know, and then the piper leads all of the mindless rats (or children) into the death's waiting grip. "Yes, there are two paths you can go by, but in the long run / There's still time to change the road you're on" You can allow yourselves to be corrupted by these things, or you can live a good, spiritual life, but just because you choose one doesn't mean you're stuck with that decision forever. There's always time to become corrupted, and there's also always time to redeem yourself. Then it once again talks about the pied piper and his dirty tactics. "Dear lady, can you hear the wind blow, and did you know / Your stairway lies on the whispering wind" Can you see the right way to go yet, can you lose your selfishness? The whispering wind means that her stairway, her path, isn't something that can be created through tangible means (money, etc.), but rather by spiritual means, by living a good life. "And as we wind on down the road / Our shadows taller than our soul" Let this be a lesson to everyone. We all walk with evil in ourselves, and with arrogance brewing, but there is always the chance for redemption. "There walks a lady we all know / Who shines white light and wants to show / How everything still turns to gold" She still can't get it, she still sees the greed in her heart, and believes that money is what revolves the earth. There is still much for her to learn, but time for it too. "And if you listen very hard / The tune will come to you at last" When you stop running around and going with a destination in mind, but rather just let yourself be free, then you find the meaning. "When all are one and one is all / To be a rock and not to roll" In the end of things, all the little things we worry about, pawn over, desire, and hate don't really matter, but what sort of life we lived and what effect we had on the people around us does.
Listen to what they have to tell you, people, and do what is right, while you still have a chance. Your fate, not just religiously, but physically, and the fate of others, may depend on it.

In light of "The Song Remains the Same." Concert in N.Y. the very first words said were, "This is a song of Hope" and hope has nothing to do with Satan, but everything about God. See 1Peter 1:3-4 NIV Bible. Or you can go to Biblegateway.com and pull up the NIV or the English Standard Version if you don't have one. The Lady buying a stairway to heaven is "Wisdom," who shines a white light and wants to show (towards the end of the song) see Prov. 1:20-21 & 8:1-11. In reference to her "buying" see Matt. 13:44-45. Then reference the (2) paths you can go by, see Matt 7:13 & Isaiah 35:8. When referencing the part in the song: "In my thoughts I have seen, Rings of smoke through the trees (= the wilderness) and the voices of those stand looking...see Exodus 19:2&18 & Exodus 20:18-21. The Piper mentioned in this song is certainly Satan (only rats follow the pied piper's tune.) On the part "Your head is humming and it won't go; In case you don't know the piper's calling you to join him..." refers to the mental strongholds the devil builds in the soul (the soul is the mind, the will and the emotions) and Ephesians 6:12 speaks to this. I can place scripture to every line in this song, but I will end with (2) more things (1) When we all are one and one is all see Romans 8:14-17 and (2)please read Isaiah 32:3-6. Led Zepplin could of been druggies or whatever, but Jesus says come as you are, these guys knew their Bible...and once again this is a song of the HOPE (as you even mentioned) and despite the fact that we all are sinners, we still have a means of going to heaven, through Jesus' Love for us. Lady wisdom we all know...but would all fair well to listen to her. Hosea 4:6 "My people are destroyed for lack of knowledge."

this is an allagory to the false hope of the left hand path. To "become gods" in their own right. The piper is the human ego, better known as the father of lies, the devil himself. The stairway lying on the whispering wind is ballantly telling the lady that the only way to truly get back into heaven is to follow the religous teachings, not constantly look for other explainations and try to evade them and build a stairway to heaven. She's on the left hand path and it will never lead anywhere, only to a place where stores are closed, and she's fooling herself, she won't be able to buy anything.

I'm not saying I believe the same thing as these guys did, but That's how i've interepted the song. The hope spoken of is FALSE hope.

A woman is quite materialistic and thinks she has life figured out
"There's a sign on the wall but she wants to be sure

She thinks there may be more to life, and sees signs that she should look for deeper meaning, But discards these thoughts. A side note, a theme used throughout the song is the pide piper who led the rats with a song. A theme used through the whole song is the call to reason being a song, is introduced here with the "Songbird who sings" but she, again, discards this call because she thinks the "thought is misgiven"

She believes that there is more to life, and thinks that everyone else has what she doesn't.

The piper i think is a metaphor the mythical pide piper, or rather a figure or voice of leadership and reason. The "tune" is symbolic of the call to follow the voice of reason and find deeper meaning. The new day dawning, is obviously representing a new beginning, or fresh start, and the forests echoing with laughter is i think symbolic of the meaning and purpose that is found once you "Stand long"

This i think speaks for itself. She is ready to change, and is realizing the error of her ways.

The humming, is i think again a reference back to the "tune" mentioned earlier. Meaning that since it "won't go" the change in behavior and mindset is right underneath your nose. this is explained in the next line. The "whispering wind" line is i think just a reiteration of this.

as life goes on, our darker parts become more prominent.

The "lady" mentioned here is the overlying purpose or meaning being looked for throughout the whole song. Seeing as she "shines white light" she is obviously the good guy here to deliver us from our "shadows". "Everything still turns to gold" Is the realization of the fact that what life has to offer is just as good, if not better than what she thought she had before.

Another indication of the much aforementioned “tune” or “song”. This time fully indicating the revelation or epiphany of life having meaning. But it doesn’t just come to you. As indicated, you have to want it or “listen very hard”.

Everything is in peace. Meaning is found, and happiness is achieved. “To be a rock and not to roll” to me means to stand strong on what you have just found, for it is the fruit of life itself.

I am an extremely devout christian, and Zeppelin is one of my favorite bands. I’m just tired of people saying that this song is satanic. The way i interpret it, to me makes a ton of sense, and has a very positive message. I could be wrong, but plant and page have said that they left the song open to interpretation, and could reflect the listener in many many ways. This is my take on it.

I also am curious as to how many people who have posted here have listened to other Zeppelin songs, besides the cliche ones that everybody know. Really, it's like saying you are a die-hard Nirvana fan but the only song you really like is Smells Like Teen Spirit. Granted, I don't know Nirvana well, but I have heard some of their other stuff and by far Smells Like Teen Spirit is good but not the best.
